We take a very proactive and flexible approach, emphasizing large complex investments in real estate and real estate related activities that offer long-term value creation opportunities. Typically, RFR focuses on well located sites and properties in metropolitan areas with upside potential.
- Priorities: Sites and properties in CBD and emerging inner-city locations in top 7 German cities with a distinct USP, other metropolitan cities in Europe possible
- Flexibility: Primarily office, retail, hotel or mixed-use situations, open to alternative use cases
- Size (asset): More than EUR 50 m
- Investment style: Value-add focused strategies eg. via short WALTs, re-letting approaches, complex capital structures, refurbishments, high vacancy, re-zoning, distressed situations and other criteria
- Approach: Direct asset, share deals, indirect participations eg. secondaries or investments in capital structure egnotes or other debt instruments
- Origin of capital: Owner equity, open to JV-partnerships, and other third-party capital sources egpreferred Equity /Mezzanine
- Less focus on: Logistic, health care, “traditional” residential
